OUR PROCESS

For additions, large-scale renovations, full exterior renovations, and new construction.

We are not the team for clients who want to break ground next month. We are the team for clients who want to get it right and understand that the decisions made before construction begins determine everything that happens after.

  • Send us your blueprint, and we will review it and deliver a written ballpark estimate within 7 to 10 days. This gives you a general sense of total cost based on complexity, square footage, and current market conditions. If it fits your expectations, we move forward together.

  • We collect bids from our trusted, licensed subcontractors and compile everything into a comprehensive line-item estimate. This is a good-faith, high-budget total cost to build. Delivered within 2 to 4 weeks, depending on complexity, and includes a one-time fee of $1,500. Simpler projects, like outdoor living areas, are often a fraction of that ($500-$1000). We are always fair about cost versus what the project actually entails, and we'll be upfront about what your fee looks like before you commit to anything. 

  • In the pre-construction phase, we analyze your design needs, create 2D and 3D renderings, build mood boards, and make every single material selection for the entire project before a single wall is touched. Construction should be the exciting part. Watching your home come to life in real time, without decision fatigue or last-minute pivots. Our process makes that possible.

  • We build cost-plus, which means you see exactly where every dollar goes. Materials, subcontractors, and labor are all billed at our direct cost. Trade discounts of 10–25% are passed directly to you. By the time our overhead and profit percentage is applied, you are typically still at or below retail. Every invoice includes copies of receipts, subcontractor invoices, and carpenter time logs with geolocation. Your project lives in a personal portal to see schedules, daily progress photos, design selections, warranties, financials, and more, accessible at any hour of the day.

Plan for at least six months of preparation before we ever break ground. Outdoor living areas and roofing move on a different timeline, since they require less extensive planning, and we'll always be straightforward with you about what your specific project actually needs.

COMMON QUESTIONS 

  • It means open books. We bill only for actual expenses incurred (materials, subcontractors, labor) and separately for our overhead and profit. You receive copies of every invoice and receipt. Nothing is marked up and hidden inside a lump sum. You see exactly what was spent and exactly what we earned. It is the most transparent and fair way we know how to build.

  • Step one is always a free ballpark estimate. What it will not give you is a detailed, line-item breakdown of your project. That level of detail requires the time and expertise of step two, which is why it carries a one-time fee. Roofing estimates are always free, and a detailed proposal is provided for commercial and residential.

  • As early as possible. Great projects need at least six months of preparation before breaking ground, and if a custom architectural blueprint is needed, plan for another six months on top of that. The earlier you reach out, the more time we have to plan to protect your investment.

  • Our home base is Charleston, and we work in Canaan Valley, West Virginia, and the surrounding areas. Projects outside of our area are considered on a case-by-case basis.

  • We specialize in large-scale, complex projects. Think full home renovations, multi-room transformations, additions, and new construction. We do not offer handyman work, repairs, or partial scope projects.

  • You are looking for something custom, beautifully designed, and built to work for the way your family actually lives. You value quality over the lowest bid. You want a team that communicates clearly, shows up every day, and handles every detail so you do not have to. You understand that the best things take time, and you are willing to plan for them.

  • We build our own interior design work. If you come to us with a package from another designer, that falls outside our model. We are a true design-build team. The design and the build are inseparable, and that is what makes the result exceptional.

  • We strongly recommend temporary housing for a full home renovation, especially for larger families with children. It is possible to live in the home during renovation, but it can add to the timeline and budget.
